Inspection Overview

 Our property inspection is a visual evaluation of every accessible area of the structure and lot. Components and systems are tested not only to ensure that they function as intended, but to evaluate if they've been installed properly and to assess their condition.

Our building experience helps us find issues that even the keenest observer may not identify, our inspection thoroughness enables us to spot items that are frequently overlooked, and our forensic inspections have taught us a great deal about how and why defects occur.

Our number one concern is the health and safety of our clients and those who would occupy the residence. So our inspection is a health and safety inspection first and foremost.

  •                 Areas Inspected

     

     

    Roof

    Roof covering, flashing & counter flashing,  plumbing and secondary vents, gutters, downspouts and subterranean transition piping, drip edges, skylights, chimney and flue.  

    Attics

    Rafters, joists, purlins and collar ties, truss systems, under-side of sheathing, primary flashing and underlayment (if applicable), wiring, insulation, ventilation, firewall systems, H.V.A.C. ducting, plumbing, and mechanical items.

    Plumbing and Fixtures 

    Water supply & drainage lines, drain slope and fasteners, connections - clean outs and traps, sanitary systems,  sinks, faucets, bathtubs & showers, toilets, wet bars, ice-maker lines, hose bibs etc..

     

    Heating and Cooling Systems

    Furnace, air conditioner, refrigerant lines, service disconnect,  supply & cold air return ductwork, air filtration system, and overall system evaluation

     

     

    Foundation, Structure & Crawlspace

    Foundation walls & slabs, bolts & seismic attachments, lower base framing, floor joists, posts & piers, girders, sub-floor, insulation, ventilation,  moisture barriers, any plumbing-electrical-mechanical equipment present

    Sewer Lateral

     Material & size identification, location, rough slope, length, depth, tie-ins, blockages, damaged sections, bellys, leakage, root intrusion and city tie-in condition.

     

    Electrical Systems

    Service entrance mast-weather head-cleat, service  panel, branch auxiliary panel, breakers or fuses, switches and outlets, visible wiring and junction boxes, grounding  and bonding system, GFCI & AFCI conformation

     

    Interior

    Walls, floors & floor coverings, ceilings, trim, doors, windows, stairs-handrails-banisters, lights, plugs, cabinets, shelving, built-in appliances, smoke detectors and any health and safety requirements

     

    Exterior

Buyers Inspection

Hired by the potential buyer, we completely examine a structure and it's components for any issues. Our goal is to find the exact condition of the property and relay that to our client for them to make an informed decision about their purchase.


 

Sellers Inspection

This is where the wise seller hires us to find any potential issues that may be present. Typically these items are repaired or addressed before the house is even put on the market, so the seller can present their home up for sale with confidence. This small investment makes a major difference when your potential buyers inspector evaluates the home and finds only what you've disclosed if anything.


Sewer Inspections

An inside view of your sewer lateral, via a full color camera, lets you know the condition of your sewer main. We can tell you the exact location and depth of any obstructions or damage to your main line. All inspections are burned onto a C/D so you have the entire inspection for your records.



 Termite Inspections

A complete property inspection for wood destroying pests and organisms, or WDO's. Estimates for repairs with every report and clearances issued for real estate transactions. Termite treatments, fumigations and repairs available. Licensed contractor & fully insured. 


 

Warranty Inspection

Your builder is required to stand behind their work for ten years *per Senant Bill 800.  (see our "useful links page")

Some "fit and finish" items are only covered for a year while others a bit longer.

The builder/developer and all sub contractors are required to repair both patent and latent defects for ten years from initial close of escrow. Cornerstone can assist you in an extremely detailed evaluation of your home. Our inspections have assisted many in getting the builder to respond and repair.


 


Expert Witness Inspection

Cornerstone can provide expert witness and code compliance inspections if you have representation or are with a consulting firm. Please call for details, this is not a typical "home inspection"

 


 

Limited Inspection

Only need the foundation inspected? The addition? We provide limited inspections at a very reasonable rate (see our "Pricing" page)
